Farm, Ranch and Land
The BCR Farm, Ranch and Rural Land Division has been representing “Land” buyers and sellers since 1974. Experienced and designated REALTORS®, have provided professional services in the seven county Post Oak Savanna area with properties ranging from five acre rural home sites to ranches and farms containing several thousand acres.
Farm and Ranch Sales: This classification will generally describe native and improved cattle properties, and row crop producing farmland located in the Brazos and Little River bottom areas. Tract sizes will usually represent economic units and they typically range in size from 500 acres and larger.
Rural Residential Subdivisions: The Brokers associated with the BCR Land division have developed and sold numerous properties in Brazos and surrounding counties. As restrictions and development costs continue to increase, the rural residential home sites have generally declined in size from an average of five – ten acres in the 1980s to today’s sizes ranging from approximately 1-3 acres.
Rural Recreational: This classification can also include residential usage when permanent homes are placed on the properties. These tracts can range from 20 acres up to several hundred acres, or larger depending on a client’s budget. The primary usage for these properties is as the classification states, “recreational”. Included can be hunting, fishing, 4-wheeling, small agricultural ventures, and probably most important, a “get away place”.
Rural and Urban Investment: This classification can easily overlap with some of the other land classifications, as land value appreciation is also a guiding light as compared to today’s interest rate environment. Purchase money for qualified buyers is low and appreciation rates for land are continuing to climb since the sluggish period during 2008 and 2009. Many investors are knowledgeable to the continued population growth in urban areas and will hold the land until its highest and best use is defined by growth patterns.
